Head Planning – Luxury Villas & Integrated Development Projects

Location: Guyana | Experience:  10–15+ Years | Industry: Luxury Villas / Residential Township / Construction / Real Estate Development

Role Overview

Seeking an experienced Head Planning with expertise in luxury villas, integrated residential projects, infrastructure, complete finishing, fit-outs, and MEP/VRF coordination. The candidate should be capable of handling project planning, scheduling, progress monitoring, resource planning, and project controls from project initiation to final handover.

Key Responsibilities

•     Prepare detailed project schedules, baseline programs, recovery plans, and progress monitoring reports.

•     Coordinate planning activities for civil, architectural, infrastructure, finishing, fit-out, MEP, and VRF works.

•     Monitor project progress against planned milestones and identify delays, risks, and mitigation measures.

•     Prepare daily, weekly, and monthly progress reports, dashboards, and management presentations.

•     Coordinate with project managers, site engineers, consultants, subcontractors, and procurement teams for schedule alignment.

•     Track manpower, materials, productivity, and resource utilization for effective project execution.

•   Support budgeting, cash flow forecasting, billing tracking, and project controls.

•     Conduct delay analysis, variance analysis, and recovery planning to ensure timely project completion.

•     Ensure proper documentation, reporting systems, and compliance with project governance standards.

•   Assist in project closure, handover schedules, and final documentation.

Candidate Profile

•      Bachelor’s Degree in Civil Engineering with 10–15+ years of planning experience in luxury villas, residential, township, or high-end construction projects.

•      Strong expertise in project scheduling, project controls, infrastructure, finishing, fit- outs, and MEP/VRF coordination.

•    Proficiency in Primavera P6, MS Project, Excel, and project reporting systems.

•      Good understanding of construction sequencing, resource planning, and project execution methodologies.

•    Strong analytical, coordination, communication, and reporting skills.

•     International project exposure preferred.
